1. Estimates only

The calculators, county pages, and Protest Kit give estimates and general information based on published tax rates and the numbers you enter. Your actual tax bill, appraised value, and protest outcome are set by your appraisal district, appraisal review board, and taxing units, and can differ from our estimates.

2. Not tax, legal, or professional advice

Nothing on this site is tax, legal, appraisal, financial, or other professional advice, and using it does not create a client, advisory, or representative relationship. We are not a property tax consultant, attorney, appraiser, or CPA, and we never file, negotiate, or communicate with an appraisal district or appraisal review board on your behalf. For advice about your situation, consult a Texas attorney, CPA, or a property tax consultant licensed by the Texas Department of Licensing and Regulation (TDLR).

3. No guaranteed results

We do not promise any reduction in value or taxes, or any particular result from a protest.

4. Not affiliated with any government body

txpropertymath.com is independent. It is not affiliated with, endorsed by, or operated by any appraisal district, appraisal review board, taxing unit, the Texas Comptroller, or any other government agency.

5. You are responsible for verifying

Deadlines, rates, exemptions, portals, and procedures change. Before you rely on anything here, confirm it with your Notice of Appraised Value, your appraisal district, the Texas Comptroller, or the Texas Tax Code. You are responsible for meeting your own deadlines and for the accuracy of what you submit.

6. Using the site and the kit

You may use the site and download the Protest Kit for your own personal, non-commercial use. Please don't resell the kit, scrape the site in a way that harms it, submit false information, or try to break or overload our systems. To get the kit, give a real email address you are allowed to use.

7. Disclaimer of warranties

The site, calculators, and kit are provided "as is" and "as available", without warranties of any kind, express or implied, including warranties of accuracy, completeness, merchantability, fitness for a particular purpose, and non-infringement, to the fullest extent the law allows.

8. Limitation of liability

To the fullest extent the law allows, Bhavsar Growth LLC, TX Property Math, and their owners will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost savings, missed deadlines, or tax amounts, arising from your use of or reliance on the site or kit. Because the site and kit are free, our total liability for any claim is limited to $0, or the minimum amount the law allows if that is higher.

10. Governing law

These terms are governed by the laws of the State of Texas, without regard to conflict-of-law rules. Any dispute will be handled in the state or federal courts located in Texas.

11. Changes to these terms

We may update these terms. When we do, we will change the effective date at the top of this page; material changes will also be noted on this page. Continuing to use the site after a change means you accept the updated terms.
