Homestead Appraisal Cap Check
Texas limits how much your homestead's appraised value can rise each year, regardless of market value. This tool checks whether your appraisal district has gone over that limit.
Short answer: capped appraised value = min(market value, prior year's appraised value × 1.10 + new improvements). If your notice shows a value above that number, it's over the 10% cap under Tax Code §23.23.

About the cap
- The 10% cap applies only to a residence homestead's appraised value, not market value, and only once the exemption was in place as of January 1 of the prior year (Tax Code §23.23).
- New improvements — a room addition, a pool, major new construction — are added to the capped value separately; they are not limited by the 10% rule in their first year.
- Informational only: a separate 20% appraisal increase "circuit breaker" currently applies to most non-homestead real property valued at about $5 million or less (adjusted annually), for tax years 2024–2026 under Tax Code §23.231. It does not apply to homesteads and is not calculated by this tool.
